An end of tenancy clean in Chingford is priced on bedroom count, not by the hour. A studio is £156. Two bedrooms come to £243 and three bedrooms to £339. You get that figure before we set off, and it holds unless you add carpets or the oven on the day.
| Property | Fixed price |
|---|---|
| Studio | £156 |
| 1 bedroom | £207 |
| 2 bedrooms | £243 |
| 3 bedrooms | £339 |
| 4 bedrooms | £425 |
What is inside that price
The kitchen takes longest. Cupboards emptied of crumbs and wiped on both faces, the hob, the extractor filter, the fridge and the freezer where they have been defrosted first. Bathrooms get the screen, the taps and the shower head descaled, because Thames Water runs hard through E4 and scale on old fittings is the thing an inventory clerk photographs. After that it is skirtings, door tops, light switches and the insides of the windows. Floors go last, so nothing walks back over them.
The oven sits outside the bedroom price. Add it when you book and it gets done on the same visit for £31, with the racks taken out to soak while the cavity and door glass are done by hand.
A three bed house takes longer than a three bed flat
Chingford move-outs are houses. Conversions are rare here, partly because Waltham Forest runs a borough-wide Article 4 direction on houses in multiple occupation, and partly because the Chingford Green conservation area and the North Chingford designation made in 2023 keep the frontages as they are. So a three bedroom job is usually a whole 1930s semi. Two floors plus a loft room, a hall, a landing, a downstairs loo that went in during the 1990s and a rear extension with a second run of skirtings. Two of us are on that for most of a day. A one bedroom flat over the shops at Chingford Mount is a different afternoon entirely, and the price list reflects it.
Chingford check-outs do not follow the student calendar
There is no student turnover here. The rental stock in E4 is mostly whole 1930s houses let to families through the local agents, so a check-out lands whenever a family move lands, which puts our busy weeks in March, in the school summer holiday and oddly often in the first fortnight of January. We are not fighting the September rush that runs the inner-London rounds. Book a week ahead and you will normally get the day you want. For a Friday in late July, ring earlier than that.
Where the price moves
Carpets are the usual one. Most agents want them extracted rather than hoovered, and that is charged by the room on top. Booked with the clean it comes to £29 a bedroom, £36 a living room and £35 for a flight of stairs, with each landing a further £8. In a Chingford semi there is nearly always a flight, and two if the loft has been converted.
The second is a property that has been let go rather than lived in. Grease carbonised onto the wall behind the hob, mould at the window reveals, a garage full of the last tenant’s things. Get the garage emptied before the day and the rest is ours, priced before we start.
Third is building work. If the extension was finished the week before the check-out, that is an after-builders clean and it is priced by the team hour. Plaster dust settles back three times before it stops.
Getting the deposit back
Agents in this part of the borough work off an inventory with photographs, and the same items come back on every report: the oven door glass, the grill pan, the extractor filter, the seals on the fridge, limescale round the bath taps. We do all of those as standard. If the clerk still marks down something we cleaned, tell us within 48 hours and we come back and redo that item at no charge. We would rather spend a morning on it than have you arguing with a deposit scheme over a grill pan.
Old marks get a proper go as well: scorch on a worktop, dye transfer under a rug, bath enamel that went thin years ago. You hear on the day how far each one came up, so the report holds no surprises.
Booking it round your check-out
Book the clean for after the van has gone. We can work around boxes stacked in one corner and often do, but an empty house cleans better and gives the clerk less to write down. Ring 020 8077 2057 with the number of bedrooms and whether you want the carpets doing. That is enough for a price. The full list sits on the prices page if you would rather read it than ask. Same job and same figure in South Chingford, and over the border in Walthamstow, where the flats look nothing like the houses up here. The front page lists the rest of the areas we work.
Questions we get asked
How much is an end of tenancy clean in Chingford?
A studio is £156, one bedroom £207, two bedrooms £243, three bedrooms £339 and four bedrooms £425. That is a fixed price for the whole property, agreed before we start. If you want the oven cleaned as well, that adds £31.
Are carpets included in the end of tenancy price?
No, carpet extraction is charged on top. Booked with the move-out clean it is £29 a bedroom, £36 a living room, £47 for a through lounge, £35 for a flight of stairs and £8 for a landing. Most Chingford houses have at least one flight, so allow for it. Book them at the same time and we do the carpets last, once everything else is finished.
How long does a three bedroom house in Chingford take?
Most of a day with two cleaners. A 1930s semi with a loft conversion has two staircases, a landing and a rear extension in it, which is more surface than the bedroom count suggests. A one bedroom flat is about four hours.
What happens if the agent is not satisfied?
Tell us within 48 hours of the check-out and we come back and re-clean the item at no charge. That covers anything we cleaned. Send us the line from the report and we book the return visit.
Do you need the property empty?
It is much better empty. We can work around boxes stacked in one corner, but cupboards with saucepans still in them are exactly what gets written up on the inventory. If your tenancy overlaps the move by a day, use the day.
