Waltham Abbey is EN9, the old market town on the far side of the Lea Valley reservoirs, in Epping Forest District and so in Essex rather than London. It is the top end of our patch. Nothing on the price list moves for the county line. A studio move-out is £156, a bedroom carpet £36, and a single oven £77.
The town round the Abbey Church
The centre is a conservation area built round the Abbey Church of Holy Cross and St Lawrence, which is Grade I listed, and Sun Street runs through it pedestrianised, with several listed buildings of its own. Lovely on foot. Awkward with a van. There is no pulling up outside a flat on Sun Street, so the kit comes in from the nearest legal space, and on a carpet job that adds a little time at each end of the visit. Give us the address when you book and we work out where to stop before we leave Chingford, rather than circling the town looking for somewhere. If the only space turns out to be a paid one, it goes on your bill at cost.
Romeland and the post-war estates
Most of the town is younger than its centre. Romeland, where the cattle market used to be, is modern housing now, and after the war the town spread outwards with estates such as Ninefields, whose northern end is counted as part of Upshire. Those streets are the easier half of EN9 for us, because we can usually get close to the door. That matters on a full move-out with the carpets added, when we are in and out of the front door more than once.
The jobs, and what they cost
A one bedroom check-out clean is £207 and a two bedroom one £243, fixed on the bedroom count, and any carpets done the same day drop to the lower £29 a bedroom. Booked by themselves, carpets go at £36 per bedroom with £41 for each flight. An oven job is £77 single or £110 double, and the racks are out and soaking while the cavity gets its hand clean. For a house that has got away from somebody, a team deep clean begins at £186: two people on site for three hours, with the £30 kit counted in.
Getting up here
We come up through Sewardstone, and since there is little but green belt between the two, EN9 work tends to go on the same days as the jobs in the lanes up there. A small job on its own may be offered a particular morning rather than any day you like. It saves us a second trip up the valley, and it keeps the price where it is. If your road is out on the west side of town, the old Royal Gunpowder Factory site, its own conservation area since 1981, makes a handy landmark on the phone. The rest of the list is on the front page, and it reads the same in Essex.
Questions we get asked
Do you come out as far as Waltham Abbey?
Yes. EN9 is just past Sewardstone from us and sits on the same price list as E4, with no travel charge. The usual £67 minimum applies to one off work, and booking two or three jobs together clears it easily.
What does a move-out clean cost in Waltham Abbey?
The price follows the bedroom count and is agreed before we start. A studio is £156 and a four bedroom house £425, with one, two and three bedrooms at £207, £243 and £339 in between. Add carpets on the same day and each bedroom drops to £29, each flight to £35.
Can you clean a flat on Sun Street if the van cannot get to the door?
Yes. We stop at the nearest legal space and carry the kit in. Tell us which floor you are on and how steep the stairs are when you book, so we allow the right amount of time.
