South Chingford is the bottom of E4. Around Chingford Mount and Old Church Road, where the housing changes as you come down the hill. Ovens from £77, carpets from £36 a room, move-out cleans fixed from £156.
The housing changes below the Green
North of the Green it is all bay-fronted interwar semis on wide avenues. Down here it changes. A good deal of it is 1950s estate building put up after the war, with kitchens still in their original footprint and a fair number of maisonettes among the houses. That shows up in the work straight away. A 1950s kitchen usually holds a single oven under a four-ring hob rather than the 90cm range that goes into an extended kitchen further north, so the oven job down here is almost always the £77 one and takes about two hours.
Parking is the thing to sort out first
This is where controlled parking bites. Waltham Forest moved visitor permits to RingGo only in February 2024, and a household is capped at 520 hours a year, which sounds generous until you have had a plumber, a delivery and a relative staying in the same month. We would rather find a legal space or work off a drive than spend your hours. Tell us the road when you book and we will check what the bay says before we set off.
What we get called for
Ovens and end of tenancy work, in that order. Carpets close behind. There is more rented stock down here than in the north of the town, a good part of it whole houses let through the agents on the Mount, so check-out cleans arrive steadily through the year rather than piling into September the way they do in inner London. Carpets are priced by the room, and in a house with a straight flight of stairs it is the £41 stairs that people forget to include and then need at the last minute.
Why we book this end early in the day
The 97, the 212 and the 379 all come through the Mount, and that junction is one of the slower spots in the borough by four in the afternoon. So we book this end early. First thing, or straight after the school run, rather than the middle of the afternoon when nothing moves. Nobody wants a cleaner arriving forty minutes late with a story about a bus lane.
Next door to here
The line between South Chingford and Walthamstow is a postcode boundary and very little else on the ground, and we cross it several times a week. Highams Park is the other direction. Prices hold in all of them. They are set out on the front page.
Questions we get asked
Do you cover Chingford Mount and Old Church Road?
Yes, both, and the estates either side of them. It is one of the busier parts of our week, mostly ovens and move-out cleans. Ring 020 8077 2057 with the road name and we will tell you the parking position as well as the price.
Will you need a visitor permit from me?
We try very hard not to. Waltham Forest visitor permits have been RingGo only since February 2024 and each household gets 520 hours a year, so we look for a legal space or use your drive first. If there is genuinely no option we will talk to you about it before the day, never after.
How much is oven cleaning in South Chingford?
£77 for a single oven, which is what most of the 1950s kitchens down here have, £110 for a double and £143 for a 90cm range. A hob adds £23 (ceramic) or £28 (gas) on the same visit.
