Sewardstone is the odd corner of E4. It is the only part of the postcode that sits in Essex rather than London, north of Chingford and green belt from end to end. Carpets from £36 a room, a fixed price move-out clean from £156, deep cleans from £186.
An E4 address that is not in London
Post arrives as E4, the council is not Waltham Forest, and the whole of it is protected green belt, so there has been almost no new building and the properties are strung along the lanes rather than gathered into streets. There are not many of them. That means we fit Sewardstone work around another job in north Chingford rather than sending a van up for one carpet, and it means we would sooner do everything you want in a single visit than come back on Thursday for the stairs.
What these houses need
Mud, mostly. Lanes with no pavement, verges that stay wet from October through to April, and long approaches to the front door, so the first three metres inside are doing all the work. Hall and stair carpets are what we get asked for here, at £22 for a hall and £41 a flight. The houses also run larger than the E4 average, which is why a team deep clean at £26 per cleaner per hour, from £186, tends to suit them better than one cleaner working through on an hourly rate.
Parking, for once, is nobody’s problem
There is no controlled zone up here and no permit scheme to feed, which makes a change from the streets round Chingford Mount. Almost every property has a drive or a verge. We put the van on it. Access can be tight on the lanes if two vehicles meet at the wrong point, so tell us if your gateway is an awkward turn.
Forest on one side, water on the other
West of the lanes the ground drops away to the Lea Valley reservoirs, and beyond them is Waltham Abbey, the old market town, which is EN9 rather than E4. Damp is the consequence. Sitting between the trees and the water does it, so window reveals and north-facing bedrooms in the older houses hold moisture right through the winter, and a wipe every fortnight from November is worth more than one big job in March.
How to book it
Ring 020 8077 2057 and say Sewardstone, because the postcode on its own sends people to the wrong side of Chingford. Move-out cleans are fixed on bedroom count from £156 to £425, and the rest of the rates are on the price list. We come up through north Chingford. Buckhurst Hill is the other end of the same round, and everything we cover sits on the front page.
Questions we get asked
Is Sewardstone in London or Essex?
Essex. It is the only part of the E4 postcode that falls outside London, so your post says E4 but your council is not Waltham Forest and the London parking schemes do not apply. It makes no difference to what we charge.
Will you come out to Sewardstone for one job?
We will, but we usually pair it with work in north Chingford, so you may be offered a particular morning rather than a free choice of days. The minimum charge on one off work is £67. Booking the hall, the stairs and a bedroom together makes far more sense than three separate visits.
How much is a hall and stairs carpet clean?
£41 for a flight of stairs, £22 for the hall and £9 for the landing, so £72 for the three on most of the houses up here. That is the job we do most often in Sewardstone, given the state of the lanes between October and April.
