Highams Park is the southern end of E4. One stop down the line. After Chingford itself it is the place we work most, and the price list is identical: carpets from £36 a room, a single oven £77, a two bedroom move-out clean £243.
The lake end and the station end
Two sorts of job here. Around the mill pond the housing is much like north Chingford, 1930s semis with bay windows and gardens running back towards the water and the forest beyond it. Nearer the station there are flats, including conversions and the ones over the parade of shops, which is the bit of E4 that behaves like the rest of London. A one bedroom flat check-out and a four bedroom family house can land in the same week for us. They are nothing alike to clean.
What people book
Move-out cleans first, carpets second. The check-out clean is fixed on bedroom count, from £156 for a studio to £425 for four bedrooms, and it is the flats near the station that generate most of those. Carpet work runs the other way and comes mostly from the houses, where a bedroom is £36 and a flight of stairs £41. There is a steady run of weekly and fortnightly houses on this side too, at £23 per cleaner per hour.
Parking, and what we will not spend
Most streets round here are unrestricted. We park outside. Where a bay scheme applies we check it before the day rather than turning up and hoping, because Waltham Forest moved visitor permits to RingGo only in February 2024 and capped each household at 520 hours a year. That is not a lot once you have had a plumber, a delivery and your mum staying. We are not spending your allowance on a two hour carpet job when there is a legal space fifty metres away.
The forest edge
Highams Park sits on the boundary of Epping Forest, and the lake is a former mill pond that the forest keepers still look after. Good to live next to. Hard on a hall carpet, because leaf mould in October and wet clay in February arrive on four paws and two pairs of boots, and they all stop in the same three metres of runner inside the back door. That runner is the single most common thing we get asked to clean on this side of E4, usually in the first fortnight of November when people look at it properly for the first time since spring.
Round the corner
We are over in South Chingford and around the Mount on the same days, and we cross into Woodford Green most weeks. Some roads here could be called either Highams Park or Walthamstow. Ring anyway. What we charge does not change at a boundary.

Can you clean a flat above the shops near the station?
Yes, we do several. Access is usually a shared stair from the street, which we plan for, and we load in from the side roads rather than sitting on the parade. Tell us which floor when you ring.
