Walthamstow is E17, south of us. It is the main centre of the borough we both sit in, and it is a flat market where Chingford is a house market, so the jobs look different even though the price list does not. End of tenancy from £156, carpets from £36 a room, a single oven £77.
Upper flat, lower flat, shared hall
Most of our E17 work is a converted flat: half a terrace, with a front path and a hallway that belong to nobody in particular. Conversion happened here on a scale it never did up in Chingford, where the conservation areas and the borough’s Article 4 direction on houses in multiple occupation have kept most of the stock as whole houses. Kit goes up on foot. There is no drive to put the van on, and the communal hall carpet gets cleaned by whichever tenant cares most about it.
Parking, since it is the same council
Waltham Forest rules apply in both places, so the RingGo-only visitor permits introduced in February 2024 and the 520 hour annual cap work the same way here. The difference is the fallback. In Chingford we can usually put the van on a drive, and down here there is often nowhere at all, so we plan the loading before we agree the slot and on some roads we ask for the first appointment of the day.
What we get booked for
Move-out cleans, mostly. E17 turns over faster than E4 does, and one and two bedroom conversions are the bulk of it, so £207 for one bedroom and £243 for two is the figure we quote most often down here. Ovens come next, because a flat that has been let for three years has usually had three sets of dinners burnt onto the base. One off deep cleans come from landlords between tenancies, where the flat is not being handed back to anyone but does need rescuing.
Where the time goes in a conversion
Less floor, more edges. A two bedroom conversion has about as many metres of skirting as a house and half the square footage, plus a bathroom squeezed into what used to be a box room and a kitchen down the back where the side return went. Time on site has never been proportional to bedroom count, whatever a price list implies, and we would rather tell you that than turn up with two hours booked for a five hour job.
How we get to you
We are based up in Chingford and come down through South Chingford and the Mount. About fifteen minutes outside the school run, twice that inside it. Highams Park is the other way in. Same prices whichever route we take, all listed on the front page.
Questions we get asked
Do you cover all of Walthamstow?
All of E17, yes, from the Chingford border down through the centre. We are Chingford based, so the northern half of E17 gets the easiest slots, but we work the whole postcode.
How much is an end of tenancy clean for a two bedroom flat in Walthamstow?
£243, fixed before we start. One bedroom is £207 and a studio £156. An oven done on the same visit is £31, and carpet extraction booked with the clean is £29 a bedroom.
Can you clean a flat with nowhere to park outside?
Yes, we do it constantly in E17. We carry kit in on foot and take the first slot of the day on the tighter roads. Tell us the street when you book so we can plan it rather than improvise on the morning.
